Why Standard Screws Fail on Metal Roofs
Metal roofs expand and contract significantly under diurnal temperature fluctuations. Standard neoprene or cheap plastic washers degrade under solar UV exposure within 2-3 years, causing severe rain leaks. Genuine EPDM (Ethylene Propylene Diene Monomer) bonded washers remain flexible and leak-free for over 20 years.
Proper Washer Compression: Avoiding Overtightening
- Under-tightened: EPDM washer is loose; water can seep under the washer.
- Correctly Tightened: EPDM rim expands uniformly just beyond the galvanized steel backing collar (approx. 1-2 mm visible lip).
- Over-tightened: Washer is completely extruded and crushed; rubber fractures and steel collar dishes inward, holding standing water.
